How Pricing Works
You’re billed per connected device, not per property. Locks use a graduated per-provider rate that drops as you add more, thermostats are a flat rate, and SMS is metered.
Locks: graduated pricing by provider

This is graduated, not a flat rate applied to your whole fleet. Only the devices that fall inside a given tier are billed at that tier’s rate — your first 10 locks always cost the tier-1 rate, no matter how many locks you have overall.
Worked example
15 SmartThings locks: the first 10 bill at $4/device, and the remaining 5 bill at $3/device.
(10 × $4) + (5 × $3) = $40 + $15 = $55/month
It is not 15 × $3 = $45. Only the 11th lock and beyond get the lower rate; the first ten stay at $4 no matter how large your account grows.
Thermostats: flat rate
Thermostats don’t use tiers. Every thermostat on your account bills at the same per-device rate: SmartThings thermostats are $3/device/month, Seam thermostats are $5/device/month, regardless of how many you have.
SMS: metered
Text notifications are billed at $0.05 per message sent.
The $0.99 static door code fee
If a property has a static door code configured but no connected lock, it’s billed a flat $0.99/property/month instead of a device rate. A property is never billed both ways — you pay either the device rate for its connected lock(s) or the $0.99 static fee, never both on the same property.
Per device, not per property
Your bill totals up your connected lock devices and thermostats, plus any static-code properties, not your property count. A property with two mapped locks is billed for two devices; a property with no lock and no static code costs nothing.
