The 2026 STR Smart Lock Automation Platform Comparison

An honest, operator-grade comparison of every short-term rental smart-lock automation platform that matters in 2026 — direct competitors, PMS-native rivals, infrastructure providers, lock manufacturers, and the regional players. Including where GuestsKey actually fits.

There is no single best smart-lock automation tool for short-term rentals. There are categories of tools, and the right category for you depends on which PMS you use, how many doors you have, which lock brand you bought, whether you need cleaner and vendor workflows, and how much you're willing to pay to consolidate the operational headache.

This is a long post because the space is bigger than most operators realize — over 30 distinct tools that sort into six structurally different categories. It's also a post written by an operator inside that space (we make and sell GuestsKey, one of the direct competitors below), so the temptation to spin would be obvious. We're not going to. The post you're about to read treats GuestsKey with the same brutal "weaknesses and watch-outs" lens as every other vendor, including the parts that make us look young. If you're shopping seriously, that's the only kind of post worth your time.

If you only want one recommendation, find your row:

  • OwnerRez, 1–10 properties → GuestsKey is the focused option; Jervis Systems is the per-device alternative if you also want thermostats/lights on the same platform.
  • Hospitable Professional / Mogul, simple setup → use Hospitable's bundled native automation. It's enough.
  • Hospitable Essentials / Host (the tiers without bundled lock automation) → GuestsKey via the direct Hospitable OAuth integration, no plan upgrade required.
  • Airbnb-only, US/Canada, 1–2 properties, can buy a Schlage Encode → Schlage Encode + Airbnb direct. Zero subscription.
  • Airbnb-only without an Encode → GuestsKey via Hospitable Connect.
  • Guesty or Hostaway → Operto, Lynx, Jervis Systems, or Enso Connect (GuestsKey doesn't have a Guesty/Hostaway integration today).
  • 50+ doors, enterprise reliability → PointCentral.
  • Locks + thermostats + noise + guest portal as a bundle → Operto Connect or Lynx.

Let's start with the map.

The Six Categories at a Glance

Every player in the STR smart-lock automation space falls into one of six groups. Sorting by competitive proximity to a dedicated tool like GuestsKey:

  • A. Direct STR access-code automation. Software whose primary job is automating short-term-rental door codes. This is the dedicated-tool category. Eleven players, ranging from founder-built startups to enterprise platforms owned by Alarm.com.
  • B. PMS-native automation. Property-management systems that have built lock-code automation into the PMS itself. For a host already paying for the PMS, this can feel "free." We have a full post on the gotchas there.
  • C. Infrastructure / API providers. Seam and KoreLock — the rails that sit under most of the field. Not consumer products. Sign up for Seam yourself if you want to build your own automation; otherwise you're consuming what they enable.
  • D. European / regional. Tools strong in specific European countries — Vikey (Italy), Chekin (Spain), Nuki (Austria), Klevio (UK), and others — often built around local regulatory needs.
  • E. Lock manufacturers with native STR features. Hardware brands whose lock + app combo offers light STR automation directly. Schlage Encode's direct Airbnb integration is the most important entry here.
  • F. Enterprise / adjacent. Broader property-operations platforms (BeHome247, Hostfully Devices, ButterflyMX) that include locks as one module among many.

Category A — Direct STR Access-Code Automation

These are the eleven tools whose entire pitch is the same as GuestsKey's: bookings come in, unique codes get on the lock, codes expire at checkout. Same buyer, same workflow, same pitch.

1. GuestsKey

Stop texting door codes to guests. Bookings → unique codes → activate at check-in → expire at checkout.

  • Target: OwnerRez, Hospitable, and Lodgify property managers; Airbnb-only hosts (free via Hospitable Connect, no PMS required)
  • Pricing: SmartThings $4/device/mo (1–10 locks) down to $2 at 31+. Seam $5/device/mo (1–10) down to $3 at 31+
  • Free trial: 14 days; a credit card is required to start (cancel before it ends to avoid charges)

GuestsKey is an official OwnerRez partner and an official Hospitable partner (direct OAuth for Hospitable customers; Hospitable Connect for Airbnb-only hosts without a Hospitable subscription), and also integrates directly with Lodgify. Lock support covers both the SmartThings hub world (Z-Wave, Zigbee — Yale Assure 1, Schlage BE469, Kwikset 914/916) and the Seam Wi-Fi world (Schlage, Yale, August, Kwikset, Lockly, igloohome, TTLock).

Strengths. Sharpest, most-focused positioning in this category. Dual official partnerships — listed in OwnerRez's Door Locks integrations directory alongside Jervis Systems, RemoteLock, PointCentral, Brivo, eRentalLock, and Kaba/Oracode; and an official Hospitable partner with two paths into the same dashboard — a direct OAuth integration for Hospitable PMS customers (any tier), plus Hospitable Connect for Airbnb-only hosts who don't have a Hospitable subscription (free onboarding, no plan upgrade required). The technical extension beyond OwnerRez native and RemoteLock is concrete: SmartThings (Z-Wave/Zigbee hub locks) and Seam (Schlage, Yale, August, Kwikset, Lockly, igloohome, TTLock) on the same dashboard. Transparent per-lock pricing, every feature included at every tier. Proactive emergency-backup layer (T-15 / T-10 / T-5 health checks before check-in). Handles shared front doors across multiple listings, including the same-guest-same-code adoption case. Gracefully handles repeat-guest duplicate-PIN scenarios that trip up OwnerRez's native Schlage integration. US-based human support — when you call, an English-speaking American picks up. (A recent customer specifically called this out as a differentiator after migrating from a competitor.)

Weaknesses / watch-outs. PMS reach beyond OwnerRez, Hospitable, and Lodgify is genuinely limited — no Guesty integration, no Hostaway, no Smoobu, no Hostfully. If you're on any of those, GuestsKey is not a fit today. Vrbo and Booking.com direct bookings aren't covered (you'd need to sync them through a supported PMS). Offline locks (dormakaba Oracode, see Category E) are supported, but for guest codes only — because the lock mints its own PINs, cleaner codes, owner codes, one-time vendor keys, and emergency rotation don't apply on an Oracode property, and a property has to be all-offline or all-online rather than a mix. Young brand from a single founder; just one early Capterra review (5.0/5) and nothing yet on G2 or Hotel Tech Report — the review surface is genuinely thin, so weigh it as a single data point, not an aggregate. The emergency-backup health-check layer is labeled Beta in the UI — the architecture is in place and it's actively catching real lock-side problems before guests see them, but we're being conservative about removing the label until we have more production hours behind it.

What users say: Capterra: 5.0 / 5 (1 review) as of mid-2026 — link. One early review ("Set and forget guest code management system" — Veronica C., Owner, Hospitality, 2026). We're being upfront that this is a single data point, not an aggregate — a young brand's review surface is necessarily thin, and one 5-star review is encouraging but not the volume you'd weigh a mature vendor on. Beyond that, feedback to date lives in direct customer conversations and the OwnerRez and Hospitable integration directories. We'll add citations as the public review surface develops; for now, honesty over invented quotes.

Best for: OwnerRez portfolio managers, Hospitable users, and Airbnb-only hosts who don't pay for a PMS but want serious lock automation with cleaner/vendor workflows.

The direct, same-shape competitor to GuestsKey — founder-built by Mark Petrillo, an STR operator with 10,000+ Airbnb guests under his belt.

Strengths. Two-tier plan with a clean individual-host entry point at $5/lock. Explicit "One Booking, All Doors" multi-listing door-mapping feature (shared-door support). Founder-operator credibility. Broad lock-brand list — their integrations page enumerates August, Yale, Schlage, Kwikset, igloohome, Nuki, Alfred, Lockly, TTLock, Wyze, Eufy, Danalock, Level, Aqara, SwitchBot, and Samsung SmartThings.

Weaknesses / watch-outs. Pre-launch / waitlist as of May 2026 — no public traction, no third-party reviews, no production uptime data yet. Their public integrations page shows Uplisting as the only Live PMS; Guesty, Hostaway, Hospitable, OwnerRez, Lodgify, Hostfully, Smoobu, iGMS, and Tokeet are all marked "Coming Soon." The headline OTA-direct connections (Airbnb, Vrbo, Booking.com, Expedia) are labeled "Planned" — treat that as aspirational until shipped. Direct OTA partnerships with Airbnb, Vrbo, Booking.com, and Expedia are a high bar for any small platform; PMS-marketplace partnerships are easier but still gated to vendors with meaningful customer counts. Per-lock pricing exceeds per-property pricing at scale, and the headline features (multi-PMS, multi-listing) are gated behind the Superhost tier.

What users say: No recent (2024+) third-party reviews found on Capterra, G2, Hotel Tech Report, or Trustpilot. STRide Locks is pre-launch with no public customer base yet on aggregator sites.

Best for: Hosts who want a clean, focused automation tool at a low entry price and are willing to be an early adopter.

Guest access and smart-home automation for short-term rentals, vacation homes, and boutique hotels.

  • Target: STR hosts and small portfolio managers, especially DIY operators on OwnerRez or Hostaway

Founded in 2018, Jervis Systems integrates with OwnerRez, Hostaway, Guesty, Escapia and others. Their device support is broader than most — locks, garage doors, thermostats, lights, switches, pool heaters — and they partner with KoreLock for lock hardware.

Strengths. Broad device class — not just locks. Per-device pricing is simple and predictable. Solid integrations across major STR PMSs. Their SET® PIN code system is phone-based and time-bound, which is structurally similar to how GuestsKey handles guest codes.

Weaknesses / watch-outs. Branding is utilitarian — the marketing site looks like a 2018 startup, which is fair because it is one. Per-device pricing adds up for hosts with many connected devices. Less of a dedicated "door-code" product than the rest of this category; the door-code workflow is one of many.

What users say: Capterra: 5.0 / 5 (11 reviews) as of mid-2026 — link. The recent review record is unusually strong for a small vendor: "Very reliable software and highly responsive team. Fast support, clear communication, and a product we trust every day" — Ramon G., 2025. "The seamless integration with Airbnb and automated lock code generation has been a game-changer" — Mark B., 2025. "Easiest implementation. Great service. Best prices. Quick to respond" — Morten B., 2025. The only critiques are mild requests for UI polish and faster feature rollout.

Best for: Hosts who want one platform for locks, thermostats, lights, and garage on a per-device price.

Unified hospitality operations — smart locks (SuiteConnect), guest portal, and verification (SuiteVerify).

  • Target: Vacation rentals, boutique hotels, and STR operators wanting one ops platform

SuiteOp's pitch is "one ops platform" — locks, guest portal, verification, noise monitoring, and turnover automation across a product family (SuitePortal, SuiteVerify, SuiteConnect, SuiteMonitor, SuiteKeeper). They claim 150+ hospitality-tool integrations (including 30+ PMSs) and 20+ smart-lock brands, plus a 33Lock hardware partnership.

Strengths. Wide hospitality-tool integration coverage. Integrated guest portal, verification, lock control, and noise monitoring under one roof. Targets both vacation rentals and boutique hotels. The 33Lock hardware partnership offers a low-TCO route for operators willing to standardize on one lock brand.

Weaknesses / watch-outs. Locks are one module of a broader platform — door-code workflows are not the laser focus. Pricing isn't public, which makes comparison harder. More platform overhead than hosts who only want code automation actually need.

What users say: Capterra: 5.0 / 5 (26 reviews) as of mid-2026 — link. Recent praise centers on the AI agent and operational breadth ("Amazing, customer service is very responsive, AI agent is very good" — Jack B., 2026). The recurring criticism is onboarding complexity ("There can be a bit of a learning curve at first" — Vildana H., 2026; "It can take a few weeks to get to grips with" — Jack B., 2026).

Best for: Operators wanting a single ops platform across many PMSs, not just lock automation.

Lynx (formerly carrying the VirtualKEY product lineage, and incubated at the University of Chicago Booth School of Business) integrates with major STR/hotel PMSs including OwnerRez, Track, Streamline, Cloudbeds, Mews, Guesty, Hostaway, Lodgify, Hostfully, Escapia, and WebrezPro. They claim support for 400+ IoT device types and generate both digital mobile keys and PIN codes.

Strengths. Per-property pricing model can beat per-device at multi-lock homes. Broad PMS coverage including OwnerRez. Bundles locks with thermostats, intercoms, noise sensors, and a guest portal. Generates mobile keys in addition to PINs, which matters for some hosts.

Weaknesses / watch-outs. Two-tier model means most advanced features are gated to the higher Enterprise tier. Broader platform scope means door-code workflows aren't the laser focus.

What users say: Hotel Tech Report lists 14 verified hotelier reviews — profile. Published case studies praise time-savings ("With Lynx, we went from spending 15 minutes per check-in to zero" — South Wind Motel, 2024) and integration breadth ("ahead of the technology curve... has stayed relevant by adding so many new integrations and features continuously" — verified hotelier, 2024–2025). Recent critical review extraction was blocked by Hotel Tech Report's anti-scraping; check the source directly for the full picture.

Best for: Multi-PMS managers wanting locks plus thermostats plus a guest portal under one roof at per-property pricing.

  • Free trial: Demo / paid pilots

Canadian (Toronto), with locks integrated but the center of gravity on the guest-experience layer — the Boarding Pass product, multi-channel inbox (Airbnb, Booking.com, email, SMS, WhatsApp), and AI-powered upselling are the headline features.

Strengths. Strong guest-experience layer — locks are part of broader stay-monetization. Mature platform with solid review volume. Generates real upsell revenue per published case-study data. Direct integrations with Yale, August, Schlage, Lockly, and Salto, plus an Akiles partnership (verify the current integration list with Enso before committing).

Weaknesses / watch-outs. Per-listing pricing tends to run higher than dedicated lock tools. Implementation fee raises onboarding friction. Locks are one part of a broader and more expensive suite — overkill if all you want is code automation.

What users say: Capterra: 4.7 / 5 (49 reviews) as of mid-2026 — link. Recent praise consistently calls out the responsive product team ("They keep developing and improving by listening to clients" — Bertwin S., 2026) and breadth of guest-experience features ("Really impressed, lots of great features and tech, amazing support" — Tom C., 2026). Best for: STR managers who prioritize guest experience and upsell revenue alongside lock automation, and have the per-stay revenue to justify the per-listing pricing.

Operto's retrofit play. The IoT module installs on the inside of an existing mechanical lock and bridges it to the Operto cloud. Useful in older properties where replacing the lock would mean replacing the whole door.

Strengths. Lets operators upgrade without buying new locks. Part of the broader Operto product family (Operto One, Guest, Teams, Access, Connect, Boost).

Weaknesses / watch-outs. Hardware install costs add up across a portfolio. Tied to the Operto ecosystem. Less relevant for hosts whose locks are already Wi-Fi or Z-Wave smart — you're paying for a retrofit you don't need.

What users say: No recent (2024+) reviews found for Operto Boost as a standalone SKU on Capterra, G2, Hotel Tech Report, or Trustpilot. Review aggregators index the broader Operto product family but not Boost separately. Lean on the Operto Connect / Teams reviews above for directional sentiment on the parent brand.

Best for: Boutique hotels and STR managers retrofitting older mortise locks into a digital workflow.

The premium SKU within Operto's broader family (Operto One, Guest, Teams, Access, Connect, Boost). Operto Connect uses Seam for parts of its lock connectivity, plus direct integrations with major lock brands.

Strengths. One of the most established premium players in the space. Broad PMS and device coverage. Bundles guest portal, noise monitoring, and thermostats. Established brand recognition in the hospitality-tech category.

Weaknesses / watch-outs. Pricing is opaque and positions upmarket — small hosts won't get a clean quote. Heavier platform than a focused code-automation tool. Sales-led onboarding rather than self-serve, which slows down evaluation cycles. Recent third-party review coverage is thin.

What users say: Capterra: 3.8 / 5 (5 reviews) for Operto Connect specifically — link. The sample for Connect is small and skews mixed. Operto's sister product Operto Teams scores 4.9 / 5 across 100 reviewslink — and carries the brand's broader reputation. Recent (2024–2025) Teams reviewers praise the operations layer ("helped us manage important tasks such as cleanings, inspections and maintenance" — Haley S., Nov 2025) while flagging that the mobile experience lags ("The absence of a mobile app is a notable drawback" — Christian Ariel H., Jul 2024). The Connect product page itself has thinner third-party coverage; if you're evaluating Connect specifically, verify current sentiment on Capterra and Hotel Tech Report directly before committing.

Best for: Mid-to-large STR operators or boutique hotels who want a premium, multi-device platform and have the budget to match.

9. RemoteLock

Access-centered property operations — software plus RemoteLock-branded and partner hardware.

  • Target: Vacation rental property managers, multi-family, commercial
  • Pricing: Premium plan $6/lock/mo billed annually (~$72/lock/year), verified on RemoteLock's published plans page; Enterprise tier at $12/device. Hardware sold separately.
  • Free trial: Demo / trial on request

The incumbent. Denver-based, founded 2008. RemoteLock has an official OwnerRez integration, sells its own hardware (and integrates with Schlage, Yale, Kwikset), and historically positions as the path of least resistance for a property manager who wants one vendor for hardware and software.

Strengths. Incumbent with the deepest hardware-and-software stack. Official OwnerRez integration. Wired and wireless lock support under one platform. Sells hardware directly — turn-key for non-technical hosts who don't want to source separately.

Weaknesses / watch-outs. Per-lock pricing on top of hardware cost runs expensive. The Premium plan caps 5 account managers, 150 access guests, and 90 days of event history — caps that surprise larger operators who hit them mid-portfolio-growth and have to upgrade. The most damaging concern, however, is in the recent customer-review record (see below). Our direct experience matches the pattern: one of our largest customers — a 50+ property manager — came to us specifically after leaving RemoteLock for OwnerRez+Schlage native because RemoteLock's hardware-and-software friction had become untenable.

What users say: Capterra: 2.7 / 5 (19 reviews) as of mid-2026 — link. This is the lowest aggregate rating in the entire Category A by a wide margin, and the recent 2024–2026 reviews are unsparing. Sample 1-star quotes: "You cannot call in, since their number ALWAYS says 'Lines are temporarily busy'" (Enrico P., CEO, 2026). "When it doesn't [work], it takes many months, literally, to resolve anything" (Ross C., Managing Member, 2026). The 2.7 isn't a one-off — it's a 19-review aggregate. Some reviewers still find the UI usable ("user friendly interface and easy to navigate for first time users" — Dru S., 2025), but the dominant 2024–2026 narrative is hardware failures, unreachable support, and multi-month ticket resolution. Read the Capterra page in full before committing — this is a sharp negative shift from RemoteLock's earlier reputation in the OwnerRez community, and it matters.

Best for: Property managers running larger portfolios who want hardware and software from one vendor and are willing to pay for the consolidation.

Enterprise-class smart-home automation by Alarm.com — locks, thermostats, sensors at scale.

PointCentral is Alarm.com's STR play and the most enterprise-credible option in the category. Their STR product page lists a broad PMS roster including Streamline, Track, OwnerRez, Lodgix, Guesty, Hostfully, LiveRez, Kigo, Barefoot, Maxxton, Virtual Resort Manager, Direct, Breezeway, WebRezPro, VRScheduler, IQware, Resort Data, and Ciirus — one of the widest PMS rosters in the category.

Strengths. Enterprise credibility from Alarm.com ownership. Cellular-based connectivity (per third-party reports) removes a class of Wi-Fi reliability failure. Deployed at scale across the broader Alarm.com base. Single-vendor ecosystem reduces integration risk for property managers running large portfolios.

Weaknesses / watch-outs. Hardware-heavy upfront cost. Sales process is slow — not for small hosts. Lock choices are constrained to PointCentral-supported devices. Most expensive option on a per-property basis. Hospitality-specific note: Hotel Tech Report's PointCentral profile literally states "PointCentral has 0 reviews from United States so they are unable to verify that they operate in the local market." Enterprise sales motion = thin public review surface.

What users say: No recent (2024+) reviews found on Capterra, G2, or Hotel Tech Report — PointCentral sells primarily B2B to large vacation-rental property managers and multi-family operators, so feedback flows through enterprise channels rather than public review sites. (HTR profile)

Best for: Property managers running 50+ homes who want enterprise reliability and one vendor across hardware, software, and connectivity.

11. Rently (adjacent — primarily LTR / self-touring)

Self-tour, self-check-in, and smart home for rentals — locks, thermostats, lights, voice.

Important framing: Rently's core market is single-family long-term rentals and self-touring for real estate leasing, not short-term-rental hosting. We include it here because it appears in many STR shortlists, but treat it as adjacent — the product's center of gravity is elsewhere. If you're a pure STR operator, the other ten profiles above are likelier fits.

  • Target: Single-family rentals, self-tour real estate, some STR managers
  • Pricing: Quote-based

Founded 2011, Los Angeles. Rently's roots are in long-term rentals and self-showing for real estate — STR is an adjacency, not the core product.

Strengths. Strong long-term-rental and self-showing heritage. Broader smart-home automation. Established US brand based in Los Angeles, founded 2011 by UC Berkeley alumni Merrick Lackner and Clark Li.

Weaknesses / watch-outs. Primary focus is self-showing and LTR, not STR-first. STR feature depth is lighter than dedicated competitors. No public pricing. Mobile app polish is uneven.

What users say: Capterra: 4.8 / 5 (21 reviews)link. Recent praise is on inventory accuracy and process speed ("Real-time inventory management... helps us avoid double bookings" — Kaycee M., 2024; "La rapidez en los procesos y la claridad en cada paso" — Mateo Eliseo H., 2025). Critics flag scale glitches and Android polish ("It glitches when you have too many homes saved" — Kaycee M., 2024; "No está aún adaptado para manipular con Android de forma fácil" — Leonardo R., 2025). Category B — PMS-Native Automation (Short Version)

Hospitable, OwnerRez, Lodgify all ship some form of native lock automation. Guesty and Hostaway don't — they push you to marketplace partners (Operto, Jervis, Lynx, Enso).

For Hospitable Professional/Mogul subscribers with simple setups, Hospitable native is fine. For OwnerRez users with one Schlage Encode and zero appetite for additional vendors, OwnerRez native (paid per-lock add-on) is the path of least resistance. For Lodgify users on a supported lock brand, the Lodgify Smart Locks add-on (~$7/device/month) works. The detailed argument for when to use PMS-native and when not to is in the companion post — short version: brand lock-in is the biggest catch, followed by the absence of cleaner/vendor/one-time-key workflows, no shared-lock support, no proactive backup layer, and no portability when you switch PMSs.

Category C — Infrastructure: Seam and the Ketchup Question

Here is where we have to be more honest than is comfortable.

Seam is a universal API for smart locks, thermostats, and access systems. Per Seam's own homepage, they make 25M+ operations monthly across 1,000+ supported device models (the 1K+ figure spans all device categories, not just locks). They power a long list of platforms in this category — Hospitable, Operto, Hostaway, Guesty's lock partners, MyQ, Checkin, RentalReady, and others. They power GuestsKey too — we're built on top of Seam for our Wi-Fi-lock support.

Seam is also available directly to any developer who wants to sign up. The free tier exists. Pay-as-you-go pricing exists. If you're technically inclined and your portfolio is small enough that subscription math doesn't favor a tool, you could absolutely sign up for Seam, write your own webhook handlers, glue them to your PMS's API, build your own scheduler, manage code lifecycle yourself, and never pay for a dedicated tool.

This is the old question: do you make ketchup, or do you consume ketchup?

If you make ketchup, you sign up for Seam, learn the API, write the integration, handle the edge cases (slot conflicts, duplicate-PIN protection, time-bound code expiry, retry-on-failure, cleaner schedules, one-time keys), monitor your own webhooks, debug it at 11pm on a Friday when a guest's code doesn't work, maintain it through brand-specific quirks like Lockly's 6–8 digit PIN requirement or Yale's timezone gotchas, and operate it forever. You also save the subscription fee.

If you consume ketchup, you pay for a tool whose entire job is to wrap Seam (or SmartThings, or a vendor API), handle all the edge cases on your behalf, run the scheduler, monitor the webhooks, and surface problems before guests see them. You pay a subscription fee instead of building.

Most operators consume ketchup. The math favors it past about three or four doors, and the engineering effort to build-your-own past one or two doors is significantly more than people estimate at the outset. We're transparent that this is the trade — if you're a software engineer with a single property and you'd genuinely enjoy building it, you don't need GuestsKey, you need a Seam account and a weekend.

KoreLock (korelock.com) is sometimes lumped in with Seam, but the comparison is misleading. KoreLock is a white-label smart-lock platform — they supply embedded firmware, PCBAs, and cloud software to OEM lock manufacturers, who then sell branded locks (RemoteLock's KKE line, West Lock, TrueSecure / Simple Access, KEYINCODE, JUNGHWA, and others) on top of the KoreLock stack. It is not an integration layer for Schlage, Yale, August, or other established lock brands the way Seam is. If you're a hardware OEM building a smart lock, KoreLock is a turnkey stack. If you're an operator or developer trying to control existing locks across brands, KoreLock is not the tool — Seam is.

Category D — European / Regional

If you operate in Europe, the landscape is genuinely different. Regional tools handle local regulatory needs that US-built software doesn't address (ID scanning, police reporting, euro-cylinder lock compatibility):

  • Vikey (Italy) — lock + ID + payments + comms in one product
  • Chekin (Spain) — guest registration plus locks, strong on EU compliance. Current published pricing is roughly €3.95/property/month (Basic) and €5.95/property/month (Premium) with a 20-unit minimum — verify on chekin.com
  • Nuki (Austria) — best-in-class retrofit for European doors, Smart Hosting service for automation, hardware ~€159–€299
  • Akiles (Spain) — cloud access management, partners with Enso Connect
  • Klevio (UK) — smart intercom for apartment buildings, around £549 device + installation plus £15/month subscription
  • RentingLock (Poland) — local solution, ~$279 per lock

If your portfolio is in the EU, start with these before evaluating US-built tools.

Category E — Lock Manufacturers with Direct Integrations

This is the category most often missed: the lock itself can be the integration. Some manufacturers have built STR-specific features into the lock + app combo, sidestepping software entirely.

Schlage Encode + Airbnb direct is the most important entry here. A single-property Airbnb-only host with a Schlage Encode lock can get unique codes per booking without any subscription software at all — the Encode talks to Airbnb through Schlage's app integration (Schlage's March 2024 announcement; Airbnb's Connect Your Lock page). Encode hardware runs around $299 MSRP (Encode), $329 (Encode Plus), with street prices in the $274–$280 range. For a host with one or two properties, Airbnb-only, this is a legitimate "do nothing else" path. Two caveats: (1) the Schlage-Airbnb direct integration is US and Canada only as of May 2026 — European and UK hosts cannot use it. (2) Yale and August's residential US/Canada business was divested from ASSA ABLOY to Fortune Brands in 2023, so the Yale Home/August app ecosystem is mid-transition; Schlage is owned by Allegion and isn't affected by that move. If you're geographically eligible and the Schlage app currently lists Airbnb under Connected Apps in your region, you may not need GuestsKey or any of the other dedicated tools.

Yale Home / August (Yale Assure 2 around $220–$300, August Wi-Fi Smart Lock around $199–$230) offer manufacturer apps with light STR automation. Per the Fortune Brands transition noted above, the app ecosystem is mid-transition — treat any integration claim here as worth re-verifying. Less directly wired to booking platforms than Schlage Encode + Airbnb, but useful as a starting point.

igloohome — locks from ~$169, Bluetooth-based code generation that works offline. Best for properties with poor connectivity where Wi-Fi locks fail.

dormakaba Oracode — the offline/commercial-hospitality lock most STR automation tools ignore entirely. Oracode locks generate their own time-bound 6-digit PINs against a manufacturer-maintained key server, so they work with no internet at the door — genuinely useful for remote cabins and properties where Wi-Fi locks fail. The trade-offs are real and structural: codes are lock-generated (no custom or phone-based PINs), they can't be deleted (they only expire), there's a hard limit of ~3 codes per date range, and you get none of the online telemetry — battery, real-time lock status, unlock analytics — that Wi-Fi/hub locks provide, because the lock isn't online. Integration is either direct via dormakaba's partner API (used by Vacasa, OwnerRez, Hostfully, and others) or through Seam, which routes Oracode through dormakaba's online Oracode Live tier. Where GuestsKey fits: we support Oracode. The full booking lifecycle runs on it — the lock-generated PIN is captured as dormakaba assigns it and delivered to the guest automatically, with no internet at the door. The honest boundary is that the lock minting its own PINs makes the custom-PIN features online-only: cleaner codes, owner codes, one-time vendor keys, and emergency rotation are skipped on an Oracode property, and a property is either all-offline or all-online, not a mix. This is the segment online-only competitors structurally can't serve, and it's why we built for it.

The honest call here: if you're a small Airbnb host with one Encode lock, you don't need a subscription tool. The moment you have a cleaner, a duplex, a different lock brand at a second property, or any other operational complexity, you do.

Category F — Enterprise / Adjacent

Three names worth knowing, none of which are really competing for the lightweight "just automate my codes" buyer:

  • BeHome247 — full property care for large STR portfolios consolidating multiple ops tools
  • Hostfully Devices — paid add-on (~$6/device/month) tied to the Hostfully PMS; one-vendor convenience for existing Hostfully users
  • ButterflyMX — building-grade intercom and access for STR operators in apartment buildings; hardware install required

If you're at the scale where these are on your shortlist, you're past the point where this post is the right guide — you're talking to sales teams.

The Decision Matrix

The most useful section. Here's what to actually use, based on the most common operator profiles we see:

If you're an OwnerRez host with 1–10 properties → GuestsKey. We're listed in OwnerRez's Door Locks integrations directory, we cover both SmartThings (Z-Wave/Zigbee) and Seam (Wi-Fi brands OwnerRez native can't drive directly), we handle cleaner/vendor workflows OwnerRez native doesn't, and we gracefully handle repeat-guest duplicate-code scenarios that lock guests out of OwnerRez's native Schlage integration. Alternative: Jervis Systems if you want a per-device tool that also handles thermostats, lights, and garage on the same OwnerRez integration. We'd specifically steer you away from RemoteLock at this point — one of our largest customers (a 50+ property manager) left RemoteLock for OwnerRez+Schlage native because of RemoteLock's hardware-and-software issues, then came to us once OwnerRez+Schlage native started locking out her repeat guests on duplicate-derived codes. The 2.7-star Capterra rating across 19 reviews (linked above in the RemoteLock profile) backs up the pattern.

If you're a Hospitable Professional or Mogul user with one Wi-Fi keypad per listing, no cleaner code needs, and no shared-lock scenarios → use Hospitable's native lock automation. It's bundled with your plan and it's enough.

If you're a Hospitable Host or Essentials user (the tiers where native lock automation is gated off) → GuestsKey via the direct Hospitable OAuth integration. No plan upgrade required.

If you're Airbnb-only with 1–2 properties in the US or Canada and you can buy a Schlage Encode → Schlage Encode + Airbnb direct. Zero subscription. That's a real answer. (Not available in Europe or the UK as of May 2026.)

If you're Airbnb-only with 1–2 properties and your locks aren't Schlage Encode → GuestsKey via Hospitable Connect. Free, supports any lock we cover.

If you're on Guesty or Hostaway → Operto, Lynx, Jervis Systems, or Enso Connect via the PMS marketplace. GuestsKey doesn't have a Guesty or Hostaway integration yet — that's an honest limitation. (We're working on it; the timeline isn't public.)

If you're 50+ doors and want enterprise reliability → PointCentral. Alarm.com hardware stack, cellular connectivity, deployed at scale.

If you want locks + thermostats + lights + noise + guest portal in one tool and have the per-property revenue to justify it → Operto Connect or Lynx.

If you operate in Europe → start with Vikey, Nuki, Chekin, or Akiles depending on country.

If you run a boutique hotel → SuiteOp, Operto, or SALTO KS, depending on scale and budget.

If you're a software engineer with one property who'd genuinely enjoy building it → Seam, directly. Make your own ketchup. Save the subscription fee. Spend the weekends.

Where GuestsKey Actually Fits

We're built for OwnerRez and Hospitable operators — single hosts through medium portfolios (call it 1–50 doors) — who want SmartThings plus Seam coverage, cleaner / vendor / one-time-key workflows, shared-lock support across multiple listings, proactive backup health checks, and transparent per-lock pricing without bundle math.

We are not built for a 200-property Guesty enterprise (no Guesty integration), a UK apartment building with intercom-based entry (look at Klevio), an EU operator dealing with ID-scan compliance (look at Vikey or Chekin), or a software engineer who wants to build their own automation on Seam directly (consume Seam yourself — we recommend it for that profile).

We're a young brand from a single founder. Our advantages are sharp focus, pricing transparency, the OwnerRez and Hospitable partnerships plus direct Lodgify support, US-based human support (a recent customer specifically called out how nice it was to call a support line and have an English-speaking American answer), and the fact that we built the things you actually need (cleaner codes, shared locks, backup health checks) instead of treating them as roadmap items. Our disadvantages are PMS reach beyond OwnerRez, Hospitable, and Lodgify, no Vrbo/Booking direct, founder-scale on support volume, and an emergency-backup feature that's still labeled Beta even though it's already catching real problems before guests see them. All of that is honest, all of it is in the dossier we maintain on ourselves, and none of it is going to change overnight.

If you fit the profile we're built for, start a 14-day trial — a credit card is required to start, and you can cancel before the trial ends to avoid charges. If you don't, the decision matrix above tells you what to use instead.

This comparison was compiled from a May 2026 research dossier covering 34 STR smart-lock automation vendors. Pricing and feature claims are accurate as of that date. Verify any specific dollar figure with the vendor before purchase — pricing changes faster than blog posts do.
