Setup Guide

Complete step-by-step instructions to connect your OwnerRez account and set up automated guest access codes.

Before You Begin

OwnerRez Account

An active OwnerRez account with at least one property synced

Smart Lock

A WiFi-enabled lock (Schlage Encode, Yale Assure, August, etc.) or a Z-Wave lock with a SmartThings hub

Lock App Account

Your lock manufacturer account credentials — the same login you use in the lock's mobile app

Go to guestskey.com and click 'Start Free Trial' to begin the onboarding process.

Create Your Account

Enter your full name, email address, a strong password, and your company or business name. Click 'Next Step' to continue.

Tip: Use your business email for team collaboration features later.

Connect OwnerRez

On the Connect Your Booking Source screen, click 'Connect OwnerRez' to link your property management system. You'll be redirected to OwnerRez to authorize the connection.

Sign In to OwnerRez

Enter your OwnerRez email and password, then click 'Sign In'. If two-factor authentication is enabled on your account, you'll be prompted for a verification code next.

Tip: Make sure you're logging in with an account that has access to the properties you want to automate.

Complete Two-Factor Authentication

If your OwnerRez account has 2FA enabled, enter the 6-digit verification code sent to your email and click 'Verify' to continue.

Authorize GuestsKey

Review the authorization request and click 'Authorize GuestsKey' to grant read access to your OwnerRez data. GuestsKey syncs your properties and bookings — we never write data back to OwnerRez.

OwnerRez Connected — Click Continue

You'll be redirected back to GuestsKey with OwnerRez showing as Connected. Click 'Continue' to sync your properties and move on to connecting your smart locks.

Expand a Property to Connect a Lock

Your synced properties are listed here. Click the down arrow on any property to expand it and see the lock connection options: SmartThings (Z-Wave hub locks) or Seam (WiFi locks).

Tip: For Z-Wave locks with a SmartThings hub, use the SmartThings option. For WiFi locks like Schlage Encode, Yale Assure, or August, use Seam.

Expand the Seam Lock Provider

Click the down arrow next to 'Seam — WiFi locks' to expand it and reveal the Connect Seam Lock button.

Click Connect Seam Lock

Click 'Connect Seam Lock' to begin connecting your WiFi smart lock. You'll be redirected to Seam — the official API provider for all major WiFi lock brands.

Continue Through Seam

On the Seam intro screen, review the security information and click 'Continue'. Your lock credentials are end-to-end encrypted and never shared with GuestsKey.

Select Your Lock Brand

Choose your smart lock brand from the list. Seam supports Schlage, Yale, August, Kwikset, Lockly, TTLock, Nuki, igloohome, and more.

Sign In to Your Lock Account

Enter your lock manufacturer account credentials (email and password) and click 'Sign In'. This is the same account you use in your lock's mobile app — e.g., Schlage Home, Yale Access, or the August app.

Tip: If you haven't set up your lock's WiFi connection yet, do that first using the manufacturer's app before proceeding.

Lock Successfully Connected

Seam confirms your lock account is connected to GuestsKey. Click 'Return to GuestsKey' to go back and finalize the lock-to-property mapping.

Review First Property Lock Mapping

Back in GuestsKey, your first property now shows its connected locks. Expand the property to verify the correct locks are assigned before moving on.

Review Locks Assigned to Property

Confirm the individual lock devices (e.g., Garage, Back Door, Front Door) are all listed under the correct property. You can expand the Seam section to see all connected devices.

If you have additional properties to configure, click the down arrow on the next property to expand it and connect its locks.

Connect a Different Lock Provider

For properties using a different lock brand or account, click 'Connect Different Lock' to go back through Seam and authorize a second lock account.

Select the Second Lock Brand

Choose the lock brand for your second property. In this example, Yale is selected for a different property than the Schlage connected earlier.

Select Your Yale App

Yale may ask which app you use to control your lock. Select the correct option (Yale Access, Yale Home, or Connected via Z-Wave) and click 'Continue'.

Sign In to Your Yale Account

Enter your Yale account email and password, then click 'Sign In' to authorize Seam to control your Yale lock.

Complete Yale Verification

If Yale requires multi-factor authentication, enter the verification code sent to your email and click 'Verify' to complete the connection.

All Properties Mapped

With multiple lock providers connected, you can see all properties and their assigned locks. Both properties show green checkmarks confirming they're fully configured.

Continue to Start Your Trial

Once all properties are configured, scroll to the bottom and click 'Continue with X properties' to proceed to the billing step.

Start Your 14-Day Free Trial

Review the usage-based pricing and features included in your trial. Click 'Start 14-Day Trial' to proceed to Stripe checkout. You won't be charged until the trial ends.

Tip: GuestsKey is usage-based — you only pay for the devices you use. Volume discounts apply for 11+ devices.

Enter Payment Details

Enter your payment information in the Stripe checkout. Add a promotion code if you have one, then click 'Start trial'. Your card won't be charged until after the 14-day free trial.

Tip: Total due today is $0.00 — you get full access during the trial with no upfront charge.

Automation

What Happens Next?

Once setup is complete, GuestsKey works automatically in the background.

New Booking Arrives

When a guest books through OwnerRez (Airbnb, Vrbo, direct, etc.), GuestsKey automatically generates a unique access code from their phone number.

Code Activates at Check-In

The access code is automatically programmed to your lock and activates exactly at check-in time. Guest receives SMS notification with their code.

3

Code Deactivates at Check-Out

When the guest checks out, their code is automatically removed from the lock. No manual intervention needed.
