GuestsKey now connects directly to BookingDirect, the first AI-native booking platform for short-term rentals. If you run your own direct-booking site on BookingDirect, your properties and bookings flow straight into GuestsKey, which generates, schedules, and removes guest door codes automatically — without routing everything through a second PMS first. And that includes the bookings BookingDirect is built around: when a guest books your place by asking Claude or ChatGPT to find them a stay, that reservation gets its door code the same way, automatically, once payment clears.
Worth saying up front: BookingDirect and GuestsKey are both built by The Hunter Foundry. This isn't a third-party partnership, it's two products from the same team. That's why the integration goes a little deeper than a typical API connection, and it's also why we'd rather be specific about what it does and doesn't do than sell you on it.
What This Means for BookingDirect Hosts
- One API key, generated in your BookingDirect dashboard, connects the two
- Properties and bookings sync automatically once connected
- A door code is generated for every paid stay
- Codes reach guests through the GuestsKey guest portal link and SMS
- Approved cancellations and refunds remove the code; date changes move it
- Works with SmartThings and Seam-supported locks (Yale, Schlage, Lockly, August, and more)
Why this exists
Until now, a BookingDirect host who wanted automated door codes had to get their reservations into something GuestsKey already spoke to. In practice that meant OwnerRez sitting in the middle purely as a relay — a second subscription, a second sync to debug, and a second place for a booking to go missing between the guest paying and the code appearing.
Connecting BookingDirect directly removes that hop. It is the shorter path, and it is the one we'd recommend if bookings are the only reason OwnerRez is in your stack.
How to connect
You'll need a BookingDirect account with at least one published property.
- Generate a key. In BookingDirect, open Integrations in your dashboard and generate a GuestsKey API key. It starts with
bdp_and is shown exactly once — copy it before you navigate away. - Paste it into GuestsKey. Choose BookingDirect as your booking source during onboarding, or add it from the Integrations section of your dashboard if you're already set up. The key is checked immediately, so you'll know straight away if it didn't take.
- Let it sync. Your properties and upcoming bookings import automatically. From there you map locks and enable guest automation exactly as you would for any other integration.
There's nothing to configure on the webhook side. GuestsKey registers for booking updates itself using your key and unregisters if you disconnect — the same pattern it already uses for Lodgify.
Real-Time Sync
New bookings, cancellations, and date changes push from BookingDirect to GuestsKey, typically within seconds, with an hourly sync running underneath in case a message is ever missed.
Every Paid Stay, Covered
A code is scheduled once payment succeeds — not before. Approve a cancellation or issue a refund in BookingDirect and the code comes down. Reschedule the stay and the code window moves with the new dates.
Already Routing Through OwnerRez?
The import recognises properties already managed through OwnerRez and skips them instead of creating a second copy, so it won't double up codes on a door it already manages.
The one behaviour to know about
A booking doesn't get a code the instant it's created. It gets one when the payment succeeds.
This is deliberate, and it's the same line BookingDirect itself draws for a confirmed stay. But it does mean a reservation can sit in your dashboard for a short window with no code attached while payment settles, and that surprises people who are used to watching a code appear the moment a booking lands.
If a stay is missing a code, payment status is the first thing to check, and a missing guest phone number is the second — the code is generated from it. After that it's the same two settings every integration depends on: the property is mapped to a lock, and guest automation is switched on for it.
What's included
Connecting BookingDirect gets you everything GuestsKey already does, not a reduced version of it:
- Guest code automation — generated, scheduled, applied, and removed for every paid booking
- Cleaner codes — a PIN per cleaner that works across every lock you manage
- One-time keys — temporary codes for vendors, deliveries, or maintenance
- Emergency backup codes — distributed if a lock check fails before check-in
- Multi-property dashboard — every property in one view
- Team management — invite cleaners, co-hosts, or staff with role-based access
- Real-time alerts — lock issues, low batteries, and code conflicts
About BookingDirect
BookingDirect is the first AI-native booking platform for short-term rentals. Every published listing is discoverable and bookable by AI assistants like Claude and ChatGPT — when a traveller asks their assistant to find them a place to stay, BookingDirect properties can show up in the answer and be booked on the spot, through the platform's MCP integration and an API built for AI assistants to read.
It's a full direct-booking platform underneath: hosts who'd rather own the guest relationship than route every reservation through an OTA get their own booking site, Stripe Connect payouts straight to their bank, and a total platform fee of 6% — 3% from the host, 3% from the guest — against the 15–20% an OTA typically takes.
